Questions about living at Highland?
What is the term of the lease?
Our leases begin on June 1st, July 1st, or August 1st. They are all 12 month leases. We occasionally offer a six-month lease from July 1st or January 1st depending on availability. We do permit subleasing.
What happens if I sublease my apartment?
The resident who is requesting someone to sublease the apartment is required to fill out a “Consent Form for Subleasing”. This form needs to be submitted to the leasing office with a $100 administrative fee. The resident is responsible for advertising the apartment. All prospective applicants need to follow the application process and be approved by the leasing personnel. Once approved, the new tenant will be added to the current lease. The original tenant will be liable for the rent and other charges incurred until the end of the lease term, if the new tenant fails in his/her satisfaction of the lease. The original tenant will receive his/her security/damage deposit refund 21 days after the lease expires. The original tenant will be responsible for any damage done by the new tenant in excess of the new tenant’s damage deposit.
How much is the rent?
Our rents range from $555 to $1650 depending on size of the apartment. Individual leases in 4 bedrooms are available for $385.

How much is the application fee?
We require a $35 application fee per person to start the application process.
How much is the reservation deposit?
Each resident is required to pay a reservation deposit of $199. This reservation deposit becomes your security deposit upon move in. This deposit is non-refundable if you change your mind and decide not to live at Highland Hills. The deposit can be paid by check, money order, or credit card.
How do I get keys to my apartment?
You should come directly to the office when you arrive in Mankato to move in. If you are coming after regular office hours or on a weekend, you should call the office on the prior business day so that arrangements can be made to meet you.
What can I expect living at Highland?
I'm bring a car to school. What do I need to know about parking?
All of our apartments have plenty of off-street parking. You will need a current parking permit if you have a car on the property. In order to obtain your FREE parking permit, bring your license plate number to the office and fill out our Parking Permit Sign Off Form.
What utilities do I pay? How much can I expect them to cost?
The utilities that the resident pays vary among the different apartment styles. On the apartments where the resident pays for the heat, the winter bills will average $30-$60/month. The basic electric charge is around $30/month.
